    that wish to apply for the tourism contract as it may correspond III Economic requirements Lodging establishments must submit an economic study prepared in accordance with the guidelines Requirements for preparing an economic study Once the documents have been reviewed the Institute shall specify in writing and only once all requirements not yet met or any documents still to be submitted all of which must be submitted by the applicant all at one time B Travel agency receptive tourism airlines vehicle rental companies I Legal Requirements A written application for the tourism contract signed by the interested party or by the legal representative in the case of artificial persons with all signatures duly attested A copy of the resolution in which the tourism declaration was granted A certificate of legal capacity if he one submitted in the process of obtaining the tourism declaration is more than three months old the officers or representatives of the company have changed since the tourism declaration was granted all information related to the officers or representatives must be updated All certificates must be no more than three months old counted from the date said documents were issued Sworn affidavit this must be provided by the interested party if a natural person of by the legal representative of the company in the case of artificial persons This notarial affidavit must state that the exclusive purpose of the company will be Tourism related activities and that if other activities are to be carried out separate accounting and administrative records will be kept operations or construction will begin within a maximum of six months counted from the date on which the tourism contract is signed and that this period may only be extended by the Commission after careful consideration in response to a duly justified request from the interested party Vehicle rental companies must also Provide a certification from a Certified Public Accountant on the composition of the capital stock in the books indicating the total amount of capital stock the number of shares and the percentage of participation of the partners the capability of the company to invest in the activity the minimum amount needed to guarantee the operation of a fleet of vehicles of no fewer than twenty new vehicles All certificates must be no more than three months old counted from the date same were issued A sworn affidavit in which the company agrees to replace the exempted vehicles within three years counted from the date they were recorded in the National Registry In this regard the time the Administration takes to make a decision regarding requests for exemptions presented by the beneficiaries of said exemptions will not be taken into account II Technical requirements For vehicle rental companies the applicant shall indicate the quantity and a detailed description of the vehicles and s it will used in the car rental business under no circumstances may the fleet consist of fewer than twenty vehicles owned by the company III Economic requirements Present an economic

    the starting and ending dates and the cost of each stage Also indicate the following Area and cost of land Cost of works of infrastructure Area in square footage expressed in square meters and cost of construction of buildings rooms complementary services and amenities by square meter Number and cost of rooms for lodging establishments Total cost per room for lodging establishments For projects that are to be developed in stages indicate what works and services are included in each stage III Market analysis 1 Conduct an analysis of the current supply of the type of service the project plans to offer detailing the following number and type of services that will be offered specify clearly what new and innovative services the project will offer and what improvements they offer over services already offered in similar activities value added in terms of quality and type of service average fee that will be charged for each type of service 2 Conduct an analysis of the intended market of the project detailing the following Describe the target market of the project Define the type of client or clients if services are offered by market segments who is the service targeting by age average income educational level place of origin etc Estimate the average number of clients expected based on the estimated median annual occupancy rate This detailed information will be used to estimate the project s contribution to the balance of payments and assess how it will modernize and diversify the national tourism industry and increase internal and international demand IV Administrative organization Provide the number of employees to be hired and an estimate of the total payroll This will help in determining how much direct employment the project will generate V Effect on regional development and benefits in other aspects Indicate

    for among other things obstacle free architectural design 1 Access for vehicles and pedestrians streets circular drives indicating steps taken to provide access for the disabled 2 Parking areas identify them on the site map one space for each four rooms at least delivery areas passenger loading and unloading zones parking spaces for the disabled with access ramps near covered entrances and exits 3 Lobby or reception area with waiting areas front desk cashier window information office and separate men s and women s restrooms for the public and employees in accordance with the implementing regulations of the Law on Construction 4 Administrative area with offices for the manager accounting department etc Include separate men s and women s restrooms for personnel in accordance with the implementing regulations of the Law on Construction 5 Rooms with beds a bathroom a closet a dresser and other furniture depending on the category of the establishment and natural ventilation and light The minimum free floor space in a single room is 9m2 and 13 50 m2 in a double room depending on the category 6 For each ten rooms one must be designed and built in compliance with the requirements regarding access for the disabled set forth in Law No 7600 published in the Official Gazette No 102 of May 29 1996 and the provisions of Executive Decree No 26831 MP implementing regulations of Law No 7600 7 Identify suite type rooms and its class as junior master presidential etc in accordance with the category of the room and of the establishment 8 Housekeeping areas and or rooms for storing janitorial supplies with a sink for rinsing out mops rags etc Each complex must have one service area per module of rooms or per floor in buildings with multiple floors This area must hold enough supplies and equipment taking into consideration that one housekeeper services 14 rooms each day 9 An area for employees with a dining area and men s and women s dressing rooms lockers and restrooms separated by gender with a shower if needed accessible to the disabled 10 Laundry facilities indicating furnishings areas for clotheslines ironing area storage for clean and dirty linen etc 11 Maintenance and equipment shop with storage areas storeroom for gardening equipment and supplies 12 Safety and emergency prevention systems electric power generator emergency exits fire escapes and emergency lights fire extinguishers fire alarms etc 13 Depending on the type and location of the project also indicate the number if any of conference rooms game rooms recreation and sports facilities etc including the support services they require and the number of occupants seated and standing authorized for each 14 Indicate clearly the location of any swimming pool s the dimensions of each deck areas diving boards slides men s and women s restrooms separated by gender exterior showers all in accordance with the implementing regulations of the Law on Construction 15 Indicate the location of all hermetically sealed trash collection points for the project as
